SUMMARY OF THE PROPERTY:
The farm De Kaap lies towards the base of the east-facing escarpment above the Barberton valley, and is partly obscured in the south by the high-lying mountains between Nelshoogte and Piggs Peak in Swaziland. The subject properties fall within the JT administrative district, Umjindi Local Municipality in the Ehlanzeni District Municipality, in Mpumalanga Province. Barberton is the main town and is situated approximately 21km east from the properties. Agricultural activities in the area are mainly focused on plantation land and livestock farming. In the greater vicinity nut and fruit production is taking place.
The topography is mainly flat and sloping slightly. The Snymansbult- and Kaapsehoop roads give access to the properties. The access meander through the properties of SAPPI and vice versa.
The current plantable area is set at 3 121 ha’s and is made up of 3 116 ha of eucalyptus trees with species ranging between GDUN, GGRA, GGRACAM and GGRAURO, with a small portion of 5 ha planted as pine. Most of the farm has been replanted with only 183ha coppiced from previous rotations. The property is mostly not fenced.
Several streams as well as three boreholes, from where water is pumped by means of electric sub-mersible pumps into water tanks and a reservoir and then gravitates down for household use as well as for firefighting. There are also 3 Hydrants for firefighting. The property includes various forms of accommodation, office & workshop facilities for staff working onsite and a small holding nursery for seedlings, which is fenced.
The altitude ranges from 760m to 980m and the mean annual rainfall is 844mm.
There used to be Telkom lines, but the cell phone reception is good. Eskom supplies electricity and the power lines run through the property. All major amenities are available in a 50km radius i.e. ambulance, fire brigade, police station, rates offices etc.
